1. Landscaping (Declaration Art. IX, Sec. 12)

• Lawn substantially overgrown or chronically unmowed
• Weed growth pervasive or visually dominant in lawn or beds
• Dead or dying grass covering a substantial portion of the lawn
• Shrubs or hedges severely overgrown or significantly encroaching on walkways, neighboring property, or street visibility
• Dead or dying trees or large shrubs left unaddressed
• Tree limbs creating an obvious structural or safety hazard
• Tree removed (6"+ diameter) without ARC approval
• Landscape beds severely depleted of mulch or ground cover with significant bare soil visible from street
• Major landscape modification made without ARC approval
• Accumulated yard debris or waste left on property for an extended period

2. Driveway (Declaration Art. IX, Sec. 6)

• Severely cracked, heaved, or deteriorating surface
• Heavy staining that is prominent and visually significant from the street
• Pervasive weed growththrough joints or cracks
• Unapproved surface material or color
• Unapproved expansion or modification

3. Mailbox (Declaration Art. IX, Sec. 11)

• Box significantly dented, rusted, or in obvious disrepair
• Box painted in unapproved color or finish
• Box paint visibly faded, peeling, or deteriorating
• Address numbers missing, unapproved color, or completely illegible
• Unapproved mailbox style or design

4. Exterior (Declaration Art. IX, Secs. 2-3)

• Paint visibly peeling, heavily chalking, or substantially faded across significant surfaces
• Exterior color change made without ARC approval
• Stucco visibly cracked, spalled, or deteriorating across a significant area of the exterior
• Stucco patched or repaired in a visibly mismatched color or texture
• Fascia, soffit, or trim visibly rotting or extensively damaged
• Gutters (where present) significantly damaged or persistently sagging
• Downspouts (where present) missing, severely damaged, or causing obvious drainage problems
• Fence substantially damaged, leaning, or in serious disrepair
• Fence installed or modified without ARC approval
• Window screens missing from multiple windows or visibly torn and hanging
• Exterior doors in obvious disrepair with significant peeling or structural damage
• Exposed wood left unpainted or unsealed across a visible, substantial area
• Exterior lighting installed beyond permitted baseline without ARC approval
• Holiday or seasonal decorations remaining up well beyond a reasonable seasonal period

5. Roof (Declaration Art. IX, Sec. 4)

• Multiple missing, curling, or damaged shingles visible from street level
• Heavy moss, dirt, or significant debris accumulation across a substantial roof area
• Visibly damaged or missing flashing
• Severely deteriorating ridge cap
• Roof replacement using unapproved material or color without ARC approval

6. Vehicles/Parking (Declaration Art. IX, Secs. 18, 19, 26)

• Vehicle parked on street right-of-way between midnight and 6:00 AM
• Inoperable or unregistered vehicle present on lot or roadway for more than 48 hours outside an enclosed garage
• Vehicle parked on lawn or grassed area
• Major vehicle repair being performed outside an enclosed garage

7. Accessory Structures (Declaration Art. IX, Secs. 1, 9, 27, 34)

• Shed or storage structure installed without ARC approval or not substantially screened from view
• Permanent play structure installed without ARC approval or not substantially screened from view
• Portable play structure left visible from street when not in use
• Sports equipment in serious disrepair or creating a visual nuisance
• Satellite dish or antenna installed without ARC approval or prominently visible from street or adjacent lots
• AC unit or mechanical equipment installed without approval or not adequately screened
• Generator installed without ARC approval or not adequately screened
• Statuary or decorative items visible from street
